The Pre-Demolition Checklist

Smooth, delay-free demolition begins weeks before the excavators arrive. Here is what needs to be organized to prepare a site for demolition.

1. Service Abolishment

This is the most common cause of delays. Electricity and gas must be formally abolished (not just disconnected) by the network provider. The meters are removed, and the service line is cut at the street. This process can take several weeks to book.

2. Council Approvals

Ensure your Complying Development Certificate (CDC) or Development Application (DA) is formally approved and all conditions (such as paying the council damage bond) are met.

3. Tree Protection and Removal

If council conditions mandate the retention of certain trees, protective fencing must be installed. Alternatively, approved trees should be removed by an arborist prior to the main demolition works.

4. Baiting

Many local councils require a formal rodent baiting certificate two weeks prior to demolition to prevent pests from migrating to neighboring properties once the structure is disturbed.
