Demolition vs Strip Out: What's the Difference?

Defining the Scope of Works

While often used interchangeably, 'demolition' and 'strip-out' refer to two vastly different scopes of work, utilizing different methodologies and machinery.

Structural Demolition

Structural demolition involves the removal of load-bearing elements, facades, or the complete leveling of a building. It requires heavy machinery (20t+ excavators), engineered structural plans, and focuses on safely bringing down mass. This is high-impact work that dramatically alters the site footprint.

Strip-Out (Soft Demolition)

A strip-out focuses strictly on the interior, non-load-bearing elements. The goal is to leave the structural shell intact and undamaged. It is highly manual, utilizing small tools and micro-machinery to carefully remove partitions, ceilings, and services without impacting the building's integrity or live base-building systems.

Choosing the Right Approach

If you are redeveloping a site or the existing structure is condemned, structural demolition is required. If you are refurbishing a commercial tenancy, upgrading an office layout, or completing a lease make-good, a strip-out is the appropriate service.

Article FAQs

Can a strip-out turn into structural demolition?
Yes. In some complex renovations (like internal demolition), non-load-bearing strip-outs precede the targeted removal of load-bearing elements, requiring hybrid methodologies.
Does a strip-out require council approval?
Generally, internal strip-outs that do not alter the building's structural integrity or facade do not require a formal DA, but may require building management approval.
