Define the garage boundary before asking for removal
A garage can look like a separate outbuilding while sharing a wall, roof connection or electrical supply with the house. A useful brief identifies the building to remove and everything that must remain. The garage demolition service supports targeted outbuilding removal; an attached structure needs a different assessment from a freestanding garage in an open yard.
Mark the garage footprint on a plan and record nearby fences, driveways, drains and retained rooms. If a wall sits on the boundary, establish ownership and obtain advice about the proposed works before treating it as part of the removal. Photographs help explain the site, but they do not establish structural independence or identify concealed materials.
Measure the whole access route
The gate width is only one constraint. Turns beside the house, overhead cables, steps, soft ground and the space available for loading waste can determine the method. Tell the contractor whether the driveway must remain usable, whether vehicles can park at the frontage and whether neighbours share the access. A narrow route may require smaller equipment or additional handling rather than a standard mechanical approach.
Separate access permission from access capacity
A route across neighbouring land is not available simply because machinery fits. Confirm permission separately and identify any protection or reinstatement expectations. Ask who checks pavement capacity and records the condition of surfaces before work begins. Do not assume the driveway can carry every proposed vehicle.
Services, suspect materials and salvage
List lights, sockets, water taps, gas connections, alarms and powered doors. A disconnected appliance or switched-off breaker is not evidence that the demolition area is safe. Arrange confirmation of isolation by the appropriate trades or network parties. Leave suspect wall or roof sheeting undisturbed for professional assessment; asbestos cannot be ruled out from a photograph or the building age alone.
Decide whether doors, bricks, shelving or roof materials are to be retained before pricing. Salvage needs an agreed owner, storage location and acceptance standard. Dismantling for reuse can require a different sequence from demolition for disposal, and damaged or contaminated material may not be recoverable. Do not budget on an assumed salvage credit.
Clarify slabs and the finished site
“Remove the garage” does not automatically define slab, footing or driveway removal. Show which concrete stays and ask how interfaces will be left. If a replacement structure is planned, give the contractor the designer’s requirements; demolition clearance does not certify bearing capacity for a new garage. Specify whether the outcome is a cleared footprint, a retained slab or a separately designed backfilled area.

- Available surveys, approval conditions and service isolation information.
- Items for salvage, their owner and storage arrangements.
- Slab and footing limits, debris removal and the required handover condition.
Ask the quote to distinguish structural review, hazardous-material work, utility work and reinstatement from the removal itself. Unknown concealed conditions should have a documented assessment and variation process, not an informal instruction to continue.
